How to Persuade People and Influence Them To Buy

When someone asks me how to persuade people so they can influence them to buy more stuff…

I always give a simple answer.

Ready?

Here’s how to persuade people:

Transparency.

And hold on to your hat; that means “be you.”

Go figure.

How many times have you met or even saw someone on a stage or something that you know is trying too hard to “win you over”?

Have you ever met someone who, for some odd reason, claims to have made .00001 mistakes? They have an answer for everything. They want you to believe they have the Midas touch.

Are you influenced or irritated by this person?

If it’s the latter, it’s because you know they’re wearing a “mask.”

They are the opposite of transparent.

People using unethical ways to gain confidence are kinda like the old flim-flam men.

Wikipedia even has a definition for it:

“A confidence trick (synonyms include con, confidence game, confidence scheme, ripoff, scam and stratagem) is an attempt to defraud a person or group after first gaining their confidence, used in the classical sense of trust.”

You still with me?

I want to ensure you know the difference between how to persuade people ethically, and persuading people only to take their money.

So when anyone asks me “how to sell”, and how to persuade people, I tell them: “be honest, and be you.”

“If you need to become someone else, ALWAYS talk from a script, avoid or even worse LIE about your accomplishments/results, then all you’re doing is inviting complications and promising unrealistic expectations for your customers.

And when you can’t deliver on those false promises, your reputation goes to hell”

The way I see it, persuasion and influence come in two forms.

The first, is trickery, manipulation, and false promises. (Read: the confidence trick)

I’m sure you can imagine someone right now who uses this method.

The second way to persuade and influence is to FULLY believe in you, your product or service.

But let me be clear.

I’m not talking about believing in your stuff because you can make money.

I am talking about believing in such a way that you feel bad if people do NOT buy from you.

Because you know in your soul you can transform someone’s life if they buy whatever you are selling.

And if they don’t buy, you know they are going back to the circle of problems that led them to you in the first place.

The money you make is secondary. It’s a “bonus” for actually helping someone else.

This is the reason transparency is critical to the “persuasion and influence” process.

Because when you are solution focused rather than money focused, you don’t push to “close a deal”. Especially when someone doesn’t “fit”.

We both know not EVERYONE benefits from what we sell.

So, we let them go. We don’t PUSH them to do something that isn’t right for them.

But that’s not the case for people using the first, unethical way of persuading.

In my opinion, using every trick and closing strategy in the book to “close the sale” is not persuasion-it’s manipulation.

If you want to have influence and persuade people to buy from you without resorting to the “flim-flam” method, be open, honest, and listen to them intently so you can decide if your product or service will help them.

Online Business Advice from George Costanza

Some of the best online business advice we’ll ever get comes from the least likely source.

This one comes from my man George Costanza.

If you’re a Seinfeld fan like I am, you’ll immediately recognize it.

“Do the opposite”

It’s not actual “business advice”, but I like thinking outside the box.

Let me explain.

In this particular Seinfeld episode, Jerry tells George to “do the opposite”. Because nothing is working. Every decision George makes is wrong.

Suddenly, everything starts working for George. Because he goes against his first instinct and does the opposite.

Which brings me to my point about this online business advice

I decided to take the “opposite” advice 6 weeks ago.

The marketing campaign I was running wasn’t working. I wasn’t selling anything. The ads were a flop.

NORMALLY, my instinct would tell me to cut my losses and stop advertising.

That’s also what most people do BTW.

It’s natural.

When we’re losing money, we want to stop the bleeding.

90% of the time, it’s a good move.

But sometimes we have to give in to the 10% that could make all the difference.

Which is exactly what happened.

Here’s what I mean.

6 weeks ago, rather than pulling the plug on my marketing and advertising, I remembered that Seinfeld episode. I “did the opposite”.

Even though I was scraping the bottom of the barrel, I doubled my ad budget.

Then I doubled-down on the marketing and campaigns.

What’s that you say? Where did I get the money I didn’t have?

I sold off some of my investments to keep the marketing side of the business running.

That’s how I roll. Talk is cheap (don’t take this as financial advice)

Never say die. I say…go ALL in.

Thank Gawd I did.

Because that SINGLE (opposite) decision turned my business around.

It doesn’t mean I’m makin' money up the wazoo' today.

But I AM saying I can see the results from the investment in advertising and marketing.

Without #confidence, I would not be writing this email about how things “turned around”.

Sometimes the best online business advice is doing the opposite is the ONE SINGLE “strategy” that can turn everything around for YOU.

Email Campaign Case Study: How to Avoid These Mistakes

OK, this email campaign case study is gonna be a total RANT.

Because in this day and age of email marketing, there’s just NO EXCUSE.

If you’re a real estate agent, LISTEN CLOSELY.

If you’re not a real estate agent – LISTEN EVEN CLOSER –

Because you will learn how the real estate agent industry drops the ball in the marketing EVERY DAY.

To demonstrate this email campaign:

Let’s take a look at this email I received.

I’ll point out everything wrong so you can avoid this sh!t in your business.

email campaign

Even though I’m anal retentive and spot stuff like this more than most, the first thing you’ll notice is the formatting of my name.

It has a different font. Different size.

CLEARLY, it’s been inserted into a canned template this dude pulled from his brokerage.

Now.

If you’re thinking “what’s wrong with using templates?”

The answer is “nothing.”

IF YOU DO IT RIGHT.

The trouble is…this dude is NOT doing it right.

Here’s why:

Aside from my name clearly being inserted, the first line sucks – just my opinion.

Because “I hope this email finds you well” is so corporate.

How many times have you reached out to your friend and said: “I hope this text/email/phone call finds you well?”

Onward.

The rest of line one is where this email campaign turns from bad to worse…

…”since we last spoke.”

Um…I’ve NEVER spoken to this dude.

I’ve NEVER been a client.

I don’t even KNOW this dude.

So, if he’s bankin’ on the fact that I’m too busy to remember that sh!t, he’s wrong.

Therefore, this all too famous mistake totally screams “CANNED EMAIL CAMPAIGN TEMPLATE.”

Next, he goes on to tell me all about the market. He tells me I need to use proper pricing strategies and buying analysis.

No sh!t Sherlock.

I’m actually looking to use the WRONG pricing and buying analysis…because I like to roll the dice.

It’s like telling someone “it’s important to put on a parachute when you jump out of an airplane”

Sorry.

I told you this would be a total email campaign rant.

related:Is Your Email Campaign Marketing Scaring People Away?

Anyhoo,

Mr. lazy-ass realtor marketer totally screws himself to the wall by finishing with his last paragraph:

“I know that you were thinking of maybe making a move around this time…”

REALLY?

When did I say that?

Um…we have NOT ever considered “maybe” making a move around this time…

All this paragraph tells me, is he uses the bullsh*t ‘laws of average’ stuff real estate agent emails are famous for.

I’m sure you’ve seen similar emails.

So you might be thinking…

First, Joey’s a pretty harsh dude.

No argument.

But my direct approach works for my clients because they don’t go down these stupid rabbit holes.

Second, you might wonder how could this be a better email.

I’ve got your back.

Here’s how to use those email campaign templates (if you choose) from your brokerage.

Step one. SEGMENT your email list into buyers, sellers, prospects.

It’s that simple.

Perhaps spend a bit of time TAGGING me if we had a call or not, so you know what to say in your email.

That means 2 separate emails would be sent.

One to people who you actually spoke to (with the “since we spoke” line)…and one to people who you DIDN’T speak to (without the “since we spoke” line).

I’m not done.

What if the list was segmented even further?

Maybe you tag people you spoke to, AND said they might be thinking about moving LATER…

Easy, that’s a third segmented email with the last line inserted: “I know you were thinking of maybe making a move…”

Doing JUST that would align your emails with the right person.

This isn’t rocket science.

The reason I get so bent out of shape with this is that its pure laziness.

Thank GAWD my realtor clients listen to me and avoid all of these horrendous email campaign mistakes.

That’s it.

Rant over.

product launch strategy

Product Launch Strategy: Do less, earn more – FASTER!

One dude is spillin’ the dirt diary about his product launch strategy on our coaching call yesterday.

He spent the last 2 months building out a huge marketing funnel.

And now, with the latest Facebook Intent marketing strategy (I’ve been talking about lately)…

…he’s about to pull the plug on all the work he did.

Here’s why I’m telling you this.

You DON’T need everything in place before you launch.

All it takes is this product launch strategy:

Launch – Listen – Adjust.

THIS framework is why I can create so much stuff without wasting effort on anything that doesn’t work…

…or something I toss away.

One of my very first coaches let me in on the ‘Big Secret’: get the front-end working first – BEFORE working myself to death, building out the back-end.

Because he knew I’m a perfectionist.

I wanted the ENTIRE product launch strategy set up so I wouldn’t ‘lose’ anyone.

And I see this same thinking with 90% of the people online today.

This perfection to procrastination yo-yo syndrome leads to only one thing:

NOTHING.

Whenever I'm in this yo-yo, I try to perfect and make sure I won’t make a mistake.

Until my coach told me his story. He locked himself away for 2 solid weeks to build a marketing funnel to perfection.

When it was finally ready, he launched it.

Nobody opted in.

It was a disaster.

Which simply means, nobody wanted the FRONT-END offer. It also means all the back-end automation, emails and fancy stuff went to the chopping block.

He’ll never get back all the hours he put in.

Just imagine if he simply put up an opt-in page, and started sending traffic.

Within a day or two, he would know (in this case) it was a flop.

Because the market was ‘speaking’ to him; “We don’t want this.”

BTW, that’s the ‘listen’ piece of the product launch strategy.

To my knowledge, from that day forward he started using the launch, listen & adjust framework.

And I’m sharing it with you, because YOU don’t need everything in place either.

You don’t need to fall into the perfection trap.

Whenever you have a front-end lead magnet, offer or whatever it is…

…put it out there and make sure it works!

RELATED: How are you finding new customers?

From my experience, 80% of it will fail.

But that’s a GOOD THING.

You don’t want to spend weeks of your life building a marketing funnel that is busted from the beginning – and you don't even know it.

Cool?

Of course, whenever you’re ready to get some one-on-one help with your business, marketing, and product launch strategy to:

  • get your ideal customer dialed in
  • scale your marketing without wasting too much moolah
  • automate your back-end systems and offers so you can REALLY step away from the daily grind

effective Facebook Ad
Write Copy That Sells

What makes an effective Facebook Ad?

This week, a client asked me about writing an effective Facebook Ad.
So I thought the tip I shared with her would help you out too.
Before unveiling what makes Facebook Ads effective, I told her the top mistakes that so many people do. Those mistakes also make Facebook ads (or ANY ad for that matter) ineffective.
Here they are:
Any Facebook ad that starts with:

– The Company Name
– Product or Service
– Features and Benefits
– Comparison and Price

SUCK BIG TIME.
There's no other way to put it.
Because those copy angles do not make effective Facebook ads –  even if it get a few clicks.
If you want a classic example of Facebook Ads that don't work, take a look at what most real estate agents’ do.

Let’s talk about creating an EFFECTIVE Facebook ad shall we?

Here’s the ONE thing you need:

+ ONE big powerful idea
+ ONE single, powerful emotion
+ ONE engaging story or a compelling fact
+ ONE CTA (call to action)

Yea. I know I’ve listed 4 pieces – but each piece of the ad is focused on ONE single thing.
Due to the power of ONE, your Facebook ads come alive with magic pulling power.

The reason is, you’re making it SIMPLE for people.

Because 90% of the Facebook ads out there use the “tossed salad” approach. Which mean marketers use too many different CTAs, a jillion things the product can do, and so on.
Therefore it makes people confused.

Which is the opposite of an effective Facebook Ad

Stay away from the tossed salad approach when you want to write effective facebook ad copy.

Oh yea, AND make sure you don’t use the 4 big No-No’s I mentioned at the top

If you follow my advice, you’ll have more effective Facebook Ads 🙂

And if you REALLY want to make your Facebook ads work so you are getting consistent business and sales, you can talk to me about joining my private client group where for 12 amazing months, we scheme, blueprint and create the most effective, cost-saving, sales-driven personalized program JUST for you.
